Carport to Garage Conversion Cost: What Each Line Costs
CarportBay Editorial Team Last checked
Last verified:
Converting a carport to a garage typically costs $15,000 to $25,000 for one vehicle, the range three 2026 U.S. guides share (Angi, HomeGuide, Block Renovation). A new one-car detached garage costs $18,000 to $35,000 (Block Renovation, September 2026). Conversion costs less when the carport's slab, posts and roof can be reused.

What does a carport to garage conversion cost in total?
A carport to garage conversion costs $22,000 on average at Angi and $25,000 at HomeGuide, and most one-car projects fall between $15,000 and $25,000.
The averages differ by $3,000 (13.6 percent of the Angi average). For the wider choice, see CarportBay's carport versus garage guide and how carports compare with other structures.

Angi's all-project range of $6,000 to $55,000 spans a factor of 9.17.
What does each cost line add up to?
A carport to garage conversion has eight cost lines, and the three guides price the slab, door, wiring and permits in different units.
Each cell keeps its guide's unit; sums use Block's dollar ranges.
| Cost line | Angi | HomeGuide | Block Renovation |
|---|---|---|---|
| Slab | $4 to $8 per sq ft | $4 to $8 per sq ft, labeled repair | $0 to $8,000; new 20x20 slab with footings $4,000 to $8,000 |
| Demolition | Not itemised | Not itemised | $0 to $3,000; $1,000 to $3,000 where needed |
| Framing and walls | $1 to $5 per sq ft plus $4 to $8 per sq ft labor | Wood $7 to $16; concrete $15 to $30+; steel $17 to $32 per sq ft | $3,000 to $7,000 |
| Garage door and opener | Door $750 to $1,700 in materials | Door $700 to $2,700; opener $300 to $900 | Door and opener $1,500 to $4,500 |
| Electrical | New wiring $1,000 to $2,500 | Wiring $1,200 to $5,200+ | $1,500 to $4,000; EV charging +$800 to $2,000 |
| Permits, inspections and entry door | $1,200 to $2,000 | $500 to $3,000 | $800 to $2,500, includes an entry door |
| Insulation and drywall | Insulation $1,900 to $7,700; drywall $1.50 to $3.50 per sq ft | Insulation $0.50 to $3.00; drywall $1.50 to $3.50 per sq ft | $3,000 to $6,000 |
| HVAC | $1,000 to $4,000 | Not itemised | $2,000 to $5,000 |
Added together, Block Renovation's lines run $9,800 to $35,000 without HVAC and $11,800 to $40,000 with it. CarportBay added those sums; Block does not publish them.
Slab and demolition
Block Renovation's under-$18,000 case needs a slab at least 4 in thick, reinforced and in good condition. A new 20x20 slab with footings costs $4,000 to $8,000; see 20x20 carport size and fit.
Walls, door and electrical
Framing and walls run $3,000 to $7,000 at Block Renovation, and the garage door and opener add $1,500 to $4,500. Electrical runs $1,500 to $4,000, plus $800 to $2,000 for EV charging.
Block says wood posts can be built into wall framing while metal posts almost never can.
Permits and inspections
A carport to garage conversion needs a building permit, and the permit page shows how permit rules work for carports. The three guides price permits and inspections from $500 to $3,000, and Block says the permit can add 1 to 4 months.
The International Residential Code (IRC) treats a structure open on at least two sides as a carport and a more closed one as a garage. Austin cites 2024 R317.2 and Minnesota cites 2021 R309.2. Confirm current requirements with your local building department before beginning construction.
Insulation, drywall and HVAC
Insulation and drywall add $3,000 to $6,000 at Block Renovation, and HVAC is an optional $2,000 to $5,000.
Why do cost guides give different totals?
Angi, HomeGuide and Block Renovation disagree on the average, the slab and permits, so each figure keeps its source.
- Average: Angi's $22,000 (Aug 3, 2026) and HomeGuide's $25,000 (Jan 21, 2026) differ by $3,000.
- Slab: $4 to $8 per sq ft at Angi and HomeGuide is $1,600 to $3,200 for 400 sq ft. Block's new 20x20 slab with footings is $4,000 to $8,000, 2.5 times higher.
- Permits: San Antonio's June 2022 FAQ lists $160 online for a carport permit.
- Two-car: HomeGuide and AA Metal Buildings, a seller, give $20,000 to $40,000, while Angi's $18,000 to $22,000 sits inside its own one-car range.
- New garage: Angi's $28,660 average and Block's $18,000 to $35,000 range sit far above Alan's Factory Outlet, a seller, at $5,500 to $16,800.
- Angi: $6,000 to $55,000 on its conversion page, $15,000 to $30,000 on its carports-versus-garages page.
How does a conversion compare with keeping the carport or building a new garage?
Converting a carport to a garage costs more than keeping the carport ($3,600 average at Angi) and usually less than a new garage ($28,660 average at Angi).
At those averages a new garage costs $6,660 more than a conversion, or 23.2 percent of the garage figure.

Should you convert, rebuild or build a new garage?
Convert a wood-framed, attached carport with a sound slab; price a new garage when the carport is metal or the slab has to be replaced.
Block Renovation names three conditions for a conversion under $18,000:
- An attached carport with its roof tied to the existing roofline.
- A slab at least 4 in thick, reinforced and in good condition.
- A wood frame rather than metal prefab.
Block lists a metal or aluminum frame, a slab that needs replacing and a roof that needs reframing as reasons to tear down. A demolish-and-rebuild costs $20,000 to $35,000, inside the $18,000 to $35,000 new-garage band.
The selector applies a rule CarportBay wrote from those conditions and returns a sourced band, not a quote. Compare wood, steel and aluminum carport frames before you pick the frame.
Metal-frame owners can price enclosed carport options against a rebuild. For code, see carport conversion code checks; for the guide, turn a carport into a garage.
| Frame | Slab | Roof | Outcome | Band and source |
|---|---|---|---|---|
| Wood | Sound | Tied to house roof | Convert | Block Renovation: $15,000 to $25,000 for most; all three conditions are met. Five-line sum: $9,800 to $24,000. |
| Wood | Sound | Freestanding | Convert after an engineer checks the roof | Shared band $15,000 to $25,000; the under-$18,000 case does not apply. HomeGuide: attached carports run 10% to 15% cheaper; engineers cost $100 to $220 per hour. Five-line sum: $9,800 to $24,000. |
| Wood | Replace or none | Either | Rebuild or build new | Block Renovation lists slab replacement as a tear-down trigger. Rebuild $20,000 to $35,000; new one-car garage $18,000 to $35,000. If converting anyway: $14,800 to $35,000. |
| Metal prefab | Either | Either | Rebuild or build new | Block Renovation: metal posts almost never work. Rebuild $20,000 to $35,000; new one-car garage $18,000 to $35,000. |
Worked example: adding up one conversion
A wood-framed carport with a sound slab adds up to $9,800 to $24,000 using five of Block Renovation's cost lines.
The low end is $3,000 + $1,500 + $1,500 + $800 + $3,000, which is $9,800. The high end is $7,000 + $4,500 + $4,000 + $2,500 + $6,000, which is $24,000.
The lines are framing, door, electrical, permits and insulation. CarportBay added them from Block's May 5, 2026 line items.
- A new slab ($4,000 to $8,000) and demolition ($1,000 to $3,000) raise the total to $14,800 to $35,000.
- Adding HVAC ($2,000 to $5,000) raises it to $16,800 to $40,000.
What a conversion cost estimate does not cover
A carport to garage cost estimate leaves out HVAC, EV charging, finishes, a possible property-tax change and an insurer's view of the structure.
- HVAC is optional at $2,000 to $5,000, and EV charging adds $800 to $2,000 (Block Renovation).
- An engineer's stamp adds $1,500 to $3,000 in fees (Block Renovation); HomeGuide lists $100 to $220 per hour.
- HomeGuide puts labor at about 60% of a total.
- A converted carport's resale value and insurance effect could not be sourced as of October 2026.
This page gives general cost information from the published sources named, with the dates shown. It is not a quote, engineering advice or legal advice. Costs, codes and fees vary by location and change over time.
Carport to garage cost questions
About $22,000 on average at Angi and $25,000 at HomeGuide. Most one-car conversions run $15,000 to $25,000 across the three guides.
Converting usually costs less when the slab, posts and roof can stay. Block Renovation puts most conversions at $15,000 to $25,000 and a new one-car detached garage at $18,000 to $35,000. A demolish-and-rebuild costs $20,000 to $35,000, so it saves little.
A carport costs far less: $3,600 on average at Angi against $28,660 for a garage. Block Renovation shows $2,000 to $6,000 for a kit.
Sometimes. Block Renovation says metal carports usually have to be demolished and rebuilt. Alan's Factory Outlet, a seller, describes enclosing one with wood studs. An engineer decides.
Yes in the examples checked: San Antonio treats an enclosed carport as a garage, and Scottsdale requires a building permit. Confirm your local building department's requirement.
Garage additions recover 60% to 85% of cost at HomeLight and 40% to 80% at Block Renovation. No source gives a figure for a converted carport.
Permit thresholds and fees differ by city; see carport permit thresholds and fees before you apply.
