Does San Antonio require a permit for a carport?

The City of San Antonio says that to build a carport, you must have a permit. The rule covers every carport, including a prefabricated metal carport. The city's carport documents list no size under which a carport is exempt.

What the city's documents say

The City of San Antonio's Carports Fact Sheet of January 25, 2024 and its 06/2022 homeowner's guide both state that a carport needs a permit.

The Carports Fact Sheet says, "To build a carport, you must have a permit." The 06/2022 guide says, "All carports, including prefabricated carports, require a permit." Neither document lists a size under which a carport is exempt.

Why a shed exemption does not settle it

San Antonio's building code exempts one-story detached sheds and playhouses up to 300 square feet, and it does not name carports. The exemption sits in Chapter 10, section 10-6(e)(1)a.

Use the city's carport documents, not the shed rule, to decide whether your carport needs a permit. Confirm the answer for your lot with Development Services before you order.

What does a carport permit cost in San Antonio, and how do you apply?

The City of San Antonio fee schedule revised September 2026 lists a Carport Covers and Decks Fee of $184.00. The fee is a flat amount. An application that staff process, not one submitted online, carries an $11.50 convenience fee.

What to bring and how long it takes

A San Antonio carport application needs proof of ownership, a valid I.D., the application and a site plan drawn to scale.

  • Proof of ownership
  • A valid I.D.
  • The application
  • A site plan drawn to scale, showing existing and proposed structures and their distances to the adjacent property lines

The diagram lists five steps in order. Confirm the lot's district. Prepare a site plan drawn to scale. Apply online or at the One Stop office. Pay the fee. Build.

The 2022 guide says most carport permits are issued the same day over the counter or within two business days when applied for online. It adds that a carport above 1,000 square feet needs construction plans, which can take up to 10 business days to review. Apply through the city's online permit portal or at the One Stop office.

Where can a carport sit on a San Antonio lot?

San Antonio sets front, side and depth rules for a carport in its Unified Development Code and its January 25, 2024 fact sheet. The table lists each rule with its document.

Front, side and overhang

A San Antonio carport, including its overhang, must be 3 feet from the side property line. With posts 5 feet in, the overhang can be 2 feet. The 2022 guide listed 5 feet for the side.

The front of the carport must be at least 10 feet behind the property line in most zones and 20 feet in a Neighborhood Preservation district. An overhang is allowed, up to 5 feet only.

Depth and fire-rated materials

San Antonio carports must be 20 feet deep, and a structure less than 5 feet from a side or rear property line must use fire-rated materials. The Unified Development Code section 35-516(g) allows a carport behind the minimum front setback. That holds so long as 20 feet of total parking area depth is maintained within the lot.

Five questions to ask a seller before you sign

Five questions turn a quote into something you can compare line by line.

  1. Who applies for the City of San Antonio permit, and is the fee in the quote?
  2. Which wind speed and code edition do the plans use, and which engineering documents come with the structure?
  3. What distance from each property line does the quote assume, and does it count the overhang?
  4. Does the structure meet the city's fire-rated materials rule when it sits within 5 feet of a side or rear line?
  5. What does the written warranty cover, and who delivers and installs?
