Carports Installed: What Seller Prices Cover and What You Provide

An installed carport is delivered and assembled on your site as part of the seller's quote. Eight of the nine sellers read on October 6, 2026 say installation is included for their service area. What stays with you differs by seller: usually a level site, sometimes the permit or the concrete.

What does an installed carport price cover?

An installed carport price covers delivery and assembly on your site, and at two sellers it also covers anchoring to the surface, as each seller states it. Eight of the nine sellers read on October 6, 2026 say installation is included for their service area, and the Eagle Carports home page does not say. Five sellers name who installs. Seven name a level site or foundation as the buyer's duty, three say the buyer obtains or handles the permit, and one, Carport Direct, names the concrete. Included means included in the quoted price for that service area, and it does not mean the seller handles every task on your lot. Table 1 gives each seller's wording and page date. What the seller's crew does

Five sellers say who does the work. Alan's Factory Outlet says “our crew” delivers and installs, and Carport Direct says its crew installs. Carport Central says professional crews from the manufacturer deliver and install, and Carport1 says experienced installation teams handle every step. The American Steel Carports FAQ says the company partners with trained subcontractors to install. Carport.com, American Metal Buildings and Keen's Buildings say installation is included but do not name who does it, and the Eagle Carports home page does not say who installs. Delivery and assembly are the tasks the sellers describe. Keen's Buildings says it anchors every carport “to engineered specifications,” and Carport1 names its anchors by surface.

What stays with you

The buyer's side differs by seller, and the level of the site is the most common duty. Keen's Buildings and Carport1 each give a limit of 3 inches off level for dirt or gravel. American Metal Buildings says leveling the foundation may add to the cost, American Steel Carports says the buyer provides a level foundation, and Carport Central asks that the site be clear, level and accessible. Alan's Factory Outlet recommends a gravel pad 2 feet longer and wider than the carport, or a concrete pad at least 1 foot longer and wider. Three sellers say the buyer obtains or handles the permit, and Carport Direct names the concrete as handled separately.

What do named sellers say their installed price includes?

CarportBay's explanation of how carports are sold sets out who makes, sells and installs a carport as named companies state it, because those roles change how an installation promise reads. Table 1 covers nine sellers and thirteen of their pages, all read on October 6, 2026. Each row names the seller, the pages and their dates, who installs and what the price includes, in the seller's own terms with only short quoted phrases. This page prints no installed price, since a price means little without its size, state and date.

Sellers word the inclusion in two ways. Alan's Factory Outlet, Carport.com, American Metal Buildings and Keen's Buildings call delivery and installation free or at no extra cost. American Steel Carports and Carport Direct say they are included in the price, and Carport1 and Carport Central say installation is included. This page treats free as the seller's own word.

Four sellers tie the included installation to a condition on the site. Carport Direct includes standard installation on a prepared, level site, Keen's Buildings offers it on level ground or a foundation, and Carport1 lists site rules for its crew. Alan's Factory Outlet says its crew delivers and installs once the site is ready. A site that does not meet a seller's terms is a question to settle before the order.

The service area decides whether the included installation applies to your address. Alan's Factory Outlet lists 21 states, Carport Direct 25 and Carport1 17, Keen's Buildings names the Southeastern United States, and Carport.com and Carport Central state 48 states. Match your address to the states a seller lists before you compare quotes.

Does the surface under the carport change the installation?

The surface under a carport changes which anchors a seller names and, at some sellers, whether a certification applies. Keen's Buildings and Carport1 each name an anchor for concrete, for dirt or gravel, and for asphalt, and Carport Direct bases its certification on a concrete installation.

Carport1 lists rebar anchors on dirt as standard for non-certified installs, mobile home anchors on asphalt for certified installs on paved surfaces, and wedge anchors on concrete as required for certified structures. On the Carport1 page, a standard installation on dirt is therefore a non-certified one.

Four sellers address concrete directly. Alan's Factory Outlet says concrete is optional, American Steel Carports recommends it, Keen's Buildings says concrete slabs are best for certified carports, and Carport Direct bases its certification on a concrete installation. Keen's Buildings adds that installers can adjust the legs 2 to 3 inches where the ground is not level, and that level ground works best.

Ask each seller which surface the quote assumes and which certification comes with it. A certification statement is that seller's own, so ask to see the drawings and the wind and snow load they state.

Who handles the permit on an installed carport?

A permit is the building department's approval to start work, and an inspection is a separate event that checks the work as it is built. The model code, the 2021 International Residential Code (IRC), section R105.2, exempts a one-story detached accessory structure with a floor area of 200 square feet or less from a permit. The adopted local code decides whether that exemption applies where you live. The full rules sit on the carport permit page.

Three sellers say the buyer obtains or handles the permit: American Steel Carports, Carport Direct and Carport1. Alan's Factory Outlet, Carport Central and Keen's Buildings point the buyer to the local office. Carport.com, Carport Direct and Keen's Buildings offer engineered or certified drawings for a permit application, and the Eagle Carports site lists a contact for engineered drawings. Whether a set of drawings meets a local office's requirements is for that office to confirm.

The thresholds differ by source. American Steel Carports gives 120 square feet, Keen's Buildings and the 2021 IRC give 200 square feet, and San Antonio and Pierce County give none, since each requires a permit for every carport. Each seller's figure is its own statement and does not replace the rule where you build. The Alan's Factory Outlet Florida page says a building permit is often required in many parts of Florida, even for open metal structures such as carports, and it advises contacting the city or county building department.

How should you read the wind and snow ratings sellers print?

A seller's rating is the wind speed or snow weight that seller says its carport is certified to resist, and it is the seller's own statement. Alan's Factory Outlet says its standard certification covers up to 150 mph wind and 35 psf snow, with upgrades to 170 mph and 50 psf. Keen's Buildings says its carports are certified 150 mph, up to 180 mph wind and 30 psf, up to 90 psf snow. Carport Direct says certification up to 170 mph and 90 psf can be added where the county requires it. Here psf means pounds per square foot.

None of these pages names a code edition, and a rating means little without one. ASCE 7-22 replaces ASCE 7-16 in the 2024 International Building Code (International Code Council, December 3, 2025). A county's figures may still rest on the earlier edition, as Prince William County, Virginia, states in its note effective December 16, 2024. Ask which edition, which exposure category and which design load apply to your address.

How long do delivery and installation take, and what do warranties cover?

Delivery and installation times and warranty terms are stated seller by seller in Table 4, and no range across sellers is printed.

Two clocks run on an installed carport: the delivery lead time and the installation time on site. The sellers start the delivery clock at different points. The American Steel Carports FAQ counts from the day the buyer says the site is fully prepared, Carport1 counts from order confirmation, and Keen's Buildings counts from the order.

Installation on site is short at the sellers that state it. Keen's Buildings says most standard carports install in 2 to 4 hours, and American Steel Carports says assembly takes 1 to 2 days. Alan's Factory Outlet's time grows with size, from a few hours to 3 to 5 days for the largest buildings. The American Steel Carports blog is dated May 17, 2019, so its estimates are older than the FAQ's.

A workmanship warranty covers qualifying issues in how a building was made or installed, and a rust-through warranty covers corrosion that eats through the steel. Carport Central lists a 30-day workmanship term with 10-year and 20-year rust-through terms, while Carport1 lists a 1-year workmanship term. Three sellers print a rust-through term. American Steel Carports gives 20 years on 12-gauge galvanized tubing, Alan's Factory Outlet 20 years on optional 12-gauge framing and most roof panels, and Carport Central 10 years on panels and 20 years on qualifying steel framing. American Metal Buildings and Keen's Buildings show a 20-year warranty without its terms on the pages read, so ask which parts it covers and how a claim is made. Terms belong to each seller, so ask for the written warranty that applies to the carport you are quoted.

How does "installed" apply to each carport type?

How "installed" applies to each carport type depends on what the seller of that type states, and Table 5 shows what the pages read say for each type.

Size changes the permit question more than the word installed does. A 12x20 carport covers 240 square feet, which is over the 120 square foot figure American Steel Carports gives, the 200 square foot figure Keen's Buildings gives and the 200 square foot exemption in the 2021 IRC. A 20x20 carport covers 400 square feet, so the same comparison applies to it.

Material changes the warranty question. Alan's Factory Outlet and American Steel Carports tie their 20-year rust-through terms to 12-gauge steel, and an aluminum seller's terms need to be read on that seller's own pages. Whichever type you choose, put the questions in the following list to the seller.

What should you ask a seller before you order?

Eight questions put the same terms in writing before you order.

  1. Who installs: the seller's crew, a subcontractor or an independent contractor?
  2. What does the quoted price include, and what does it leave out?
  3. What must the site be, level to what limit and cleared of what?
  4. Which surface and which anchors does the quote assume?
  5. Who obtains the permit, and are engineered drawings included?
  6. Which certification applies, for which wind and snow load and which code edition?
  7. What delivery and installation window will the seller put in writing?
  8. What warranty terms apply, and who services them?

Carport1 says deliveries outside its standard service area may include additional charges, so confirm that your address sits inside the area the seller states. A buyer who prefers an independent contractor to a seller's crew can read about hiring a carport builder.

Ask that the answers appear in the written quote or order confirmation. The pages in Table 1 carry dates from 2019 to 2026 and can change, so a written answer fixes the terms for your order.
