Do you need a permit for a carport in Gastonia?
In Gastonia, a carport of 400 square feet or less needs no permit from the City, and a larger one does. The City's Car Port page says a permit is not required for carports of 400 square feet or less, as read on October 6, 2026.
Gaston County's permit FAQ exempts portable, lightweight carports not exceeding 400 square feet or 12 feet mean roof height. Mean roof height is the average height of the roof above the ground. Compared with the City page, the County wording adds the words "portable, lightweight" and a roof-height figure.
Above 400 square feet, the City asks for three documents: a notarized owner's statement, a site plan showing distances and property setbacks, and engineered drawings. A notarized owner's statement is an owner's signed statement witnessed by a notary. Engineered drawings are structural drawings prepared by an engineer. A setback is the required distance between a structure and a property line.
Footprint is length times width. A 20x20 carport covers 400 square feet, exactly the City's line. A 20x25 covers 500 and a 24x24 covers 576, so both sit above it. The carport sizes from 12x20 to 30x40 page shows standard sizes side by side.
Gaston County's FAQ adds two points. Structures over 400 square feet need a permanent foundation, and a building permit applies to any structure over 12 feet in any dimension.
City of Gastonia and Gaston County: who handles which step
A carport permit in Gastonia involves two offices: the City of Gastonia for zoning and Gaston County for the building permit. The City's permit process guide lists detached accessory buildings, including carport and pole barn projects, as starting with the City.
The order is the City first, then the County. Applications to the City go through its CityView portal. After the zoning permit, the guide sends the applicant to Gaston County permitting for the construction building permit.
The City's Building Permits and Inspections office is at the Garland Municipal Business Center, 150 S. York Street. Its listed phone is 704-866-6729, extension 3, and its listed hours are Monday through Friday, 8 a.m. to 5 p.m..
This page covers lots inside the City of Gastonia. A lot outside the city limits can fall under different rules.
Setbacks: where the carport can sit
The City's Car Port page does not give a carport setback; it tells owners to contact the Zoning department for zoning regulations and setbacks.

The City's accessory buildings page lists 5 feet from the property line and 15 feet where the lot abuts a street. Those figures are for sheds, which are a different structure type, so they are not a carport rule.
Bring your site plan to Zoning and ask which figure applies to your lot and its zoning district.
Gastonia wind and snow readings by ASCE edition
The ASCE Hazard Tool returns different wind speeds for one Gastonia address depending on the ASCE edition: 115, 110 and 109 mph. ASCE is the American Society of Civil Engineers, and mph means miles per hour.
We ran the tool on October 6, 2026 for two Gastonia addresses, 150 S. York Street and 325 Dr Martin Luther King Jr Way. Both returned the same wind and snow readings. The second address was run as Risk Category II, the ASCE 7 class for ordinary buildings.
| ASCE edition | Wind reading (mph) | Ground snow reading (psf) |
|---|---|---|
| ASCE 7-10 | 115 | 10 |
| ASCE 7-16 | 110 | 10 |
| ASCE 7-22 | 109 | 22 |
Source: ASCE Hazard Tool, read October 6, 2026, at both addresses. psf means pounds per square foot.
The tool names Figures 7.6-1 and 7.6-2 of ASCE/SEI 7-22 as the source of the 22 psf reading. It does not say why that is higher than the 10 psf returned under the two earlier editions.
These are readings for two addresses, not design values. Your engineer or plans examiner sets the value for your lot.
The North Carolina Office of State Fire Marshal lists the 2018 North Carolina State Building Code as currently effective, from January 1, 2019. Ask the seller to name the ASCE edition on the drawings; the plans examiner confirms which one governs.

Five things to get in writing before you order
Before you order a metal carport in Gastonia, get five things from the seller in writing.
- Engineered drawings that show the wind and snow values for your address and name the ASCE edition.
- The footprint in square feet, so you can compare it with the 400 square foot line.
- Whether the structure is portable and lightweight or anchored to a permanent foundation.
- Who files the City zoning permit and the County building permit.
- A dated written total that itemizes delivery, installation and permits.
If your lot sits in a homeowners association, ask for its approval rules too.
Gastonia carport questions
Gastonia carport questions are answered below with the source and the date each answer was read.
A carport of 400 square feet or less needs no permit from the City of Gastonia. Above 400 square feet, the City requires a permit application with a notarized owner's statement, a site plan showing setbacks and engineered drawings. Gaston County exempts portable, lightweight carports up to 400 square feet or 12 feet mean roof height.
Both take part. The City of Gastonia's process guide lists detached accessory buildings, including carports and pole barns, as projects that begin with the City, through its CityView portal. Gaston County then handles the building permit. The City lists 704-866-6729, extension 3, for its permit office.
The ASCE Hazard Tool returned 115, 110 and 109 mph under ASCE 7-10, 7-16 and 7-22 at two Gastonia addresses on 2026-10-06. These are readings, not design values. Your engineer or plans examiner sets the value for your lot.
Above 400 square feet, yes. The City's carport page lists engineered drawings among the documents for a permit application. Ask the seller whether the drawings carry the wind and snow values for your address and name the code edition they use, before you place an order.
The City's carport page tells owners to contact the Zoning department for setbacks. The City's accessory-building page lists 5 feet from property lines and 15 feet where the lot abuts a street, for sheds. Ask Zoning which figure applies to your lot and zoning district.
The ASCE Hazard Tool returned 10 pounds per square foot of ground snow under ASCE 7-10 and 7-16, and 22 under ASCE 7-22. Both Gastonia addresses gave the same readings on 2026-10-06. Ground snow load is a reading, not a roof design value. Your engineer sets the roof value.
